1. Who we are

Silver ADU Collective is a Maryland- and DMV-focused housing advisory practice founded by Yonda Pou-Williams, also of On Genius Room. This site is educational and operational. It is not a law firm, licensed general contractor, broker-dealer, or registered investment adviser.

2. No legal, tax, or investment advice

Nothing on this site, on Discovery Calls, in newsletters, or in articles linked from X is legal, tax, accounting, or investment advice, or an offer to sell securities. Tokenization, RWA, and crypto-backed financing pieces are educational. Whether any structure is lawful for your family depends on counsel, your lot, and current regulation. Local ADU rules still come from your county or municipality, including the October 1, 2026 adoption deadline under Maryland HB 1466 / SB 891.

3. What a Discovery Call is

Booking a call through Calendly is a conversation, not a contract to perform paid work and not a guarantee that an ADU is allowed on your lot. Paid advisory, AI & operations setup, or partner referrals start only after a written scope you approve.

4. We do not build the ADU

Construction, architecture, surveying, and permitting filings are performed by licensed professionals you choose. Introductions are not endorsements. You remain responsible for contractors, contracts, and code.

5. Articles and third-party sites

Longer essays live on X (@yaeunda). Those posts, Calendly, LinkedIn, and YouTube are governed by their own terms. We are not responsible for third-party content or availability.

6. Photos and stories

Site photography illustrates living arrangements. It does not depict a specific client project unless we say so. The founder photograph is Yonda’s. Origin-story details are hers to tell.

7. Privacy

If you join the ADU Intelligence list on this site, we collect name, email, county or city, and whether you are a family or a professional. On this preview, that information is stored in your browser (localStorage) so we can confirm the form works. We do not sell lists. After publish, page views and conversion events (Discovery Call clicks, list sign-ups, article clicks) may be measured with Vercel Analytics and, if configured, Google Analytics 4. We do not send your email address to analytics. Calendly processes booking data under Calendly’s privacy policy. Do not send Social Security numbers, full account numbers, or medical records through this site.

8. Acceptable use

Do not scrape, impersonate Silver ADU Collective, or use the site to harass families or partners. We may refuse or end an engagement that would require us to invent policy, move money, or make a public legal claim we cannot stand behind.

9. Intellectual property

Silver ADU Collective, On Genius Room, and related marks, copy, and frameworks are ours. You may share links. You may not copy playbooks, Guidebook templates, or site copy for a competing advisory without written permission.

10. Limitation of liability

The site is provided as-is. To the fullest extent Maryland law allows, we are not liable for indirect, incidental, or consequential damages arising from use of this site, a Discovery Call, or third-party links. Paid work, if any, is limited as stated in that written scope.

11. Changes

We may update these terms. The date at the top is the current version. Continued use of the site after an update is acceptance of the new terms.
