Maryland local ADU laws are due October 1, 2026 — 38 days. Advisory, not legal advice.
Maryland + DMV · Family-first ADU advisory
Sandwich-generation families leave with a written yes / no / not-yet on their lot, a county path, facility-vs-cottage math siblings can share, and a Property Guidebook so the house stops living in email.

What families leave with
The five steps below are how we work. This is what you walk away with — even if the answer is “not this lot, not this year.”
“Can we even put a cottage on this lot?”
A yes / no / not-yet for this property — zoning, setbacks, and what your county still controls — so you stop guessing from a hallway conversation.
“What does October 1 actually mean for us?”
What HB 1466 / SB 891 requires of local governments, and what that does not automatically let you build on October 2.
“Do we sell, send Mom to a facility, or build?”
A comparison siblings can share: care, dignity, and cash — without hype, and without pretending an ADU is always cheaper.
“The survey is in someone’s email from 2019.”
One organized record for family, lender, builder, and the next decade. The house stops living in 14 threads.
How we work
We do not pour foundations. We help you decide, stay compliant, pick the right partners, and leave the family with a record they can actually find.
01
A no-obligation conversation about the property, the family, and what “close but independent” actually needs to look like.
02
Zoning reality, senior needs, and an equity overview — written, so you are not deciding from a hallway conversation.
03
What your county still controls after the statewide ADU mandate, and the documents that tend to stall projects.
04
Introductions to contractors who already understand ADUs, aging-in-place, and Maryland permitting — not a random bid war.
05
A Property Guidebook plus an organized, shareable paper trail for family, lender, and the next decade.
Before Discovery
Five minutes now. We walk into the 30-minute call already knowing the lot, the county, and who needs to live close.
After the call
A written no or not-yet is still a result. Stay on ADU Intelligence. Revisit when the county ordinance is adopted or the family situation changes.
Paid next step: yes / no / not-yet on this property, county path, and the documents that stall projects. Scope in writing before work starts.
Compliance roadmap, family math, builder matching, Property Guidebook. Tokenization only if the lot and the law support it — never as the opener.
Builder, architect, county, or property manager. Different conversation than a family Discovery Call.

Founder
For 35 years, my mother was a nurse’s aide at the same nursing home — lifting, bathing, feeding, and comforting other people’s parents. When she started to age, my sister and I already knew. We would keep our mom with us.
That decision is why I am building Silver ADU Collective. I know what my family chose. I know how many sandwich-generation households want the same path and cannot see it yet — a legal cottage on the family lot, dignity intact, without a forced sale.
On Genius Room remains the storytelling and policy room. This is the housing practice: written feasibility, a county path, and a Property Guidebook so the house stops living in email.

Short briefs on this site, plus Yonda’s longer pieces on X. We cite the statute, then tell you what still depends on your county.
Maryland’s HB 1466 / SB 891 set a statewide policy and a local-adoption deadline. Your ability to build still comes from the county or city ordinance — not from a headline.
Care costs, dignity, and the family home are one decision — not three. The next best time to run the numbers is now.

Questions
Only if the lot already qualifies under current local rules. The October 1 deadline is for counties and municipalities to adopt authorizing laws. It is not a statewide building permit. We check your lot against the ordinance that actually governs it.
